Rancher Renovation Addition with Coastal Hollywood Glam

Rancher Renovation Addition with Coastal Hollywood Glam

This 70’s-era rancher in Ladner was stripped to studs before 2 extensions added 400sf.

This L-shaped, 70’s-era rancher was stripped to studs before two extensions added 400sf to the reconfigured, U-shaped rear. To accommodate a growing family, the den was extended and walls were removed for open concept living. Previously non-conforming, the front room was reclaimed as a single car garage built to code. The original dark-wooded interior, stonework and retro melamine cabinetry is updated with transitional looks.

Vaulted ceilings and skylights are added throughout creating plenty of natural light. The expanded mastersuite gains an upgraded, 4 piece ensuite and a new entrance to provide access to the covered patio, which is surrounded by multiple walkouts. Recessed, flat-panel millwork in a monochromatic mirage of playful Mediterranean blues complements the luxurious crystal hardware, bejeweled pendants and sparkling chandeliers throughout. Solid stone countertops, mosaic tile backsplash and crown moulding temper Hollywood glam with relaxed elegance and comfort. All electrical, mechanical and heating has been upgraded to the latest energy saving features of this beautiful West Coast home.

THE OBJECTIVE

To create living space for a growing family with convertible bonus space; reclaim the front room as a single car garage; add more natural light; a custom covered patio with multiple access points; a larger mastersuite with a full piece ensuite.

HOW IT WAS ACHIEVED

The central wall was removed and the kitchen was relocated to the original living room. Vaulted ceilings with flared skylights were added to the proposed dining room and ensuite to create more natural light. A flex-space is added and 2 rear additions extend the mastersuite and the original living room by 400 SF. The new 4 piece ensuite completes a reconfigured master suite with a walk-in closet. The original non-conforming front room is converted back to a new garage, built to code.
