This Richmond townhome renovation started with a broken-down dishwasher and became an exciting ‘Renewal’ with more natural light, views and storage.

Every cubic inch mattered in this 2,400 square-foot townhome on the water to make substantial changes while working within its structural limitations.

THE OBJECTIVE

Give this waterside view townhome a revival, add storage space, and gain functionality perfect for entertaining!

HOW IT WAS ACHIEVED

Designs by KS helped redesign this townhome to bring more natural light, connectivity, and better views of the ocean. This once dysfunctional kitchen, awkward family room, and its outdated bathrooms are reimagined, reconfigured, and improved. 

It was structurally not possible to remove the kitchen wall, so a pass-through was created to open the enclosed space. The kitchen’s layout was expanded by replacing the peninsula with a large island that includes a prep sink, which doubles as a bar sink. Range location remained, but workstations increased and relocated with a new hood fan recessed into ceiling above for unobstructed and enhanced sightline.  

New hutch area has perimeter lower cabinets and upper-cabinets with a tremendous amount of counter space. Cohesiveness with new custom cabinetry, including matching fireplace design. 

Old pantry was removed with newly designed 3 columns in new cabinetry wall – appears connected to fireplace wall but functions with kitchen. Free-standing freezer and 2 pantries (including skinny pullout) are cleverly concealed. Pendant lights frame island as workstation and entertainment-area.

KEY FEATURES

This condo kitchen was completely reimagined, reconfigured, and expanded. 

Existing family-room firebox kept, and new custom cabinetry created, including a matching fireplace design. Black with white veining, marble-tile fireplace surround complements asymmetric cabinet-layout. 

Kitchen workstations designed for commercial kitchen efficiency includes an appliance garage with the countertop running through for effortless accessibility. 

Contemporary white quartz countertops throughout and continues as backsplash behind sink, full range wall. Bathrooms gutted with new finishes. Upper bathroom’s vanity design has drawers for better usage and main level powder-room has new moody feel!
