From Single to Multi: Transforming your Home for Vancouver's Housing Future.

Presented by

Henri Belisle

Along with a Q&A we will discuss:

  • what multiplexes are
  • timelines
  • investment considerations
  • housing options for your property

Here are some key tricks to help you choose the right design-build partner:

1. Look for a True Design-Build Company

Not all construction firms that offer design services operate under a true design-build model. In a genuine design-build setup, your architectural design and construction are handled under one roof. This alignment leads to better communication, faster timelines, and fewer costly surprises during the build. When one team is responsible for both the plans and the execution, they can ensure the design is actually buildable and within budget from the start.

2. Ask About Their Process

Every reputable design-build firm should have a clear, documented process. This is more than just a project timeline—it should include stages like initial discovery, site analysis, conceptual design, budgeting, permit drawings, and construction. A well-defined process keeps everyone aligned and helps avoid common pain points like unexpected delays or budget overruns.

When interviewing companies, ask them to walk you through how they handle design development, how many design iterations are included, and how budgeting is approached throughout. Transparency in these early conversations is a good sign.

3. Prioritize Communication

Building a home is a team effort—and communication is everything. From the start, you should feel like your builder is listening carefully, asking thoughtful questions, and offering realistic insights. Pay attention to how responsive they are during early emails or phone calls. Do they follow up? Are they clear and professional in their responses?

A good design-build firm will also have tools in place to ensure smooth communication throughout the project—such as client portals, shared calendars, and regular progress meetings.

4. Look for Real-Life Experience with Your Project Type

Every project is unique, but experience still matters. Has the team worked on homes like yours before? Do they understand the zoning and permitting challenges in your municipality? Are they familiar with the type of construction you’re considering—whether it’s a laneway home, a major reno, or a brand-new build?

Ask to see case studies or portfolio examples of similar work. Seeing a track record of success on comparable projects helps build confidence that they’ll be able to deliver on your vision.

5. Consider the Fit

Don’t underestimate the importance of chemistry. You’ll be spending months working closely with your design-build team, so it’s important to feel comfortable with their approach and values. A great team should make you feel heard, respected, and empowered—not overwhelmed or talked down to.

Think of it like dating—you’re not just hiring skills, you’re choosing a partner. Make sure their culture, communication style, and design philosophy align with yours.

6. Understand What’s Included

Not all proposals are created equal. When reviewing quotes or contracts, take time to understand what’s included—and what’s not. Some teams may provide architectural drawings only, while others offer full project management from concept to completion. Look for firms that provide complete, turnkey services with clarity around costs, allowances, and contingencies.

A transparent team won’t shy away from talking about money. In fact, a good builder will use budgeting as a collaborative tool—not a surprise waiting to happen.
